Guest Terms and conditions

Reservations for accomodation by guests and any persons accomanying them (the Guest) are accepted by Churchhill Cottage property owner (the Owner). The contract id deemed to have been accepted by the Guest once the Guest has paid a deposit and/or full payment, and the Owner has sent confirmation of booking. The Guest must be over 18 years of age at the time of booking and must provide identification and proof of address.

  1. The Guest who makes the booking agrees to these Terms and Conditions, will be responsible for all persons and visitors during their booking and shall make their guests and visitors aware of these Terms and Conditions. The Owner reserves the right to decline the booking or withhold the key from any Guest who has not complied with these Terms and Conditions.
  2. A payment of 50% of the total cost of the booking is required as a deposit to secure the booking. The balance is due 7 days prior to the Guest arrival date. If a Guest fails to pay their balance by the due date, the booking may be cancelled by the Owner and the deposit will be retained.
  3. The Guest is responsible for cleaning the property and leaving the property in a good order. Should the Guest want a private clean after their departure this will be charged at £170. Linen and towels are not provided, should a Guest wish to hire linen and towels this will be charged at £120 per stay. The Owner need informing the Guest wishes to hire Linen and Towels, or have the property cleaned privately at the point of booking. If the Owners linen and towels have been used during the stay, or a private clean is required after the Guest departure, this will be billed on a statement within 7 days of departure.
  4. Check-in time is 1400 Hrs.
  5.  Check-out time is 1200 Hrs.
  6. This is a NO SMOKING property.
  7. The number of people able to use the property is 6. Extra charges will be applicable if the number of Guests exceed 6 persons.
  8. A maximum of 2 pets are permissible per booking unless prior agreement with the owner. Each pet is chargeable at £10 per pet per booking.
  9.  The Guest(s) acknowledge joint and several liability for all services rendered until full settlement of bills.
  10. The Guests should take out holiday insurance policy prior to their stay. No liability whatsoever shall be accepted by the Owner for any losses sustained by the Guest as a consequence of the Guest not having obtained holiday insurance.
  11. Guests are responsible of the supervision of children, children, pets and any adults during their stay at the property. Guests should make themselves aware of fire safety, slip, trip and fall hazards and other safety precautions while using the property. The Owner does not accept any liability for Guests misuse of the property, or lack of precaution while using the property.
  12. Guests should not leave anything in the property once departing. The Owner reserves the right to charge the Guests for the removal, return or disposal of any left property.
  13.  Guest(s) will be held responsible for any loss or damage to hotel property caused by themselves, their friend(s), or any person(s) for whom they are responsible. The Owner will ask for reasonable replacement costs for any damages or items taken from the property.
  14.  Nothing herein above constitutes or be deemed to constitute any tenancy or sub-tenancy or any right of tenancy or sub-tenancy or any right or interest in the property or any part or position thereof in favour of any guest resident or visitor. 
  15.   The Guest agrees to make immediate payment of all charges incurred upon receipt of statement issued within 7 working days of departure.
  16. The Owner does not take responsibility for the loss of valuables left by Guests in the property.
  17. The Guests must allow access to the property at at time by the Owner fir maintenance or rectification of any defect.
  18. The Terms and Conditions r contract can be discharged by the Owner, and the property repossessed immediately if any Guests make unreasonable demands, cause nuisance to other people or neighbours. The Guest will remain liable for for the whole booking cost with no compensation for the loss of holiday or enjoyment whatsoever will be due.
  19. The Owner is not responsible or liable to Guests for any events outside of the control of the Owner. Such as but not limited to Covid, breakdown of domestic appliances, plumbing, wiring, temporary invasion of pests, damage from exceptional weather conditions, noisy neighbours, or other unforeseeable circumstances.
  20. The property is old in a rural area, we embrace wildlife including spiders who consume up to 2000 other insects per year. The Owner is not responsible for incursions of wildlife and reserves the right to take no action if the Owner considers the wildlife is not a threat to the Guest.
  21. The Owner shall always be deemed to be in full and absolute possession and control of the whole of the property.
  22.  The Owner reserves to itself the right to add, alter, or amend any of the above terms, conditions, and rules. 
  23.  The Owner reserves the right to charge per per-night cancellation fee should you cancel any nights from your originally intended length of stay.
  24. The Owner reserves the right to cancel a booking and refund the booking fee in the event of sudden property unavailability (e.g. flood, fire, boiler malfunction).
  25. FORCE MAJEURE: The Owner shall not be liable for any delay or failure to perform resulting from abnormal and unforeseeable circumstances outside its reasonable control, the consequences of which would have been unavoidable despite all efforts to the contrary, including, but not limited to, acts of God, war, terrorism, riots, embargoes, acts of civil or military authorities, fire, floods, accidents, pandemics, epidemics or disease, strikes or shortages of transportation facilities, fuel, energy, labour or materials.
